Better Diversity
We don’t simply diversify into different regions or types of real estate, we diversify our approach, embracing different opportunities as they arise. Lower Construction Costs
We leverage verticals by using our in-house team to compete against other builders. The result? We deliver much cheaper build costs than the average investor. The chart below represents real world bids on a current project. As you can see we were able to beat the other builders prices by 23-31 percent!

In addition to our own “in-house” construction team, we also self manage the majority of our properties. Rather than paying 8-10% of our annual rent revenues and a bunch of hidden fees to a management company, we average less than 6% flat rate, no fees.
